Rental Questions??? What would you do in this situation...?

We have put a dwn pymt on a home in MD, we have rented to my cousin for the last 8 yrs. we are lookin @ a house that is nice on the inside but not so great on the out. I want to plant flowers to make it ours, the owner has a problem with that. She wants to inspect the home everymonth when she pick up the rent..., she wants the rent on the 1st of the month by 10Am or night b4 or she will go start proceedings that day. I thought that if the rent was due on the 1st and as long as she has it by the 1st there is not anything that could be done. Am I wrong should I just get over it and do as she has asked or do I have alittle more rights than she is stating... She really doesnt want us to nail anything on the walls she said she uses sticky tape... What do I do??? We have not signed a lease yet... Do I have the right to tell her what we want to do with the house ie plant flowers, put pictures up(as long as the holes are fixed). What would you do??

CRAZY ALERT! if she is threatening u with evictions before hand than that should be a sure sign of how big of a pain in the butt she is going to be. (all tenants have a 5 days grace period to pay rent and then they can chagre late fees. but if she says only the 1st then u have until 11:59 pm to pay your rent on the 1st) she cannot start any proceedings until nonpayment of the whole month. Meaning if u didnt pay by the first they cant start proceedings for not paying on the first she cant file anything until the following month and then u have 30 days to respond, then she can go to court and start evicting. it would take her 3 months to have u formally evicted by a sheriff. i mean this lady sounds like a nut job, rent from someone else. she is already threatening u when u havent moved in. normal wear and tear is standard. i suggest living somewhere else without this unwanted harassment. (she is not legally allowed to inspect the apartment every month only before the move and at the end of your move out. she has no right to come and go as she pleases in ur place but she seems to deem otherwise.

Reply:Renters have rights too. Look up your city and state renters rights online. I did and found out that there are many things the owner must have for the renter in accordance with the laws. Just be nice and professional about bringing up these mandatory rights to the owner. They too have the right to evict you with ample amount of time.
